GENERAL
DESCRIPTION - In Tuscany, a country estate of the end of '800
(formerly agricultural farm), called 'Poggio il Casellino', it's on
sale. Located mt.400 asl, the property includes beautiful farms
totaling 18ha (hectares), inserted in the DOCG area of Chianti
Colli Fiorentini.
The farmhouse complex consists of:

main building (mother house) on 2 floors with an adjoining former
stable in double volume (h = 6,50mt) and an old typical brick oven
(total 400 sqm), completely to be restored;

secondary building (little house) on 2 levels, of 70 sqm, partially
to be restored;

deposit of the wine vats (100 sqm), double volume (h = 6,50mt)
completely to be restored;

storage timber (20 sqm), totally to be reconstructed.
They
are present in both the electrical connection, telephone and a
technical volume reinforced concrete for the LPG or diesel tank for
heating
The
farms are composed of various sizes of various geometry terrain,
mostly flat or gently sloping and equitably divided between arable
land, olive groves, pasture and arboreal. The forest consists of
beech-oak-hornbeam and some chestnut.
DESTINATION
- The farm complex lends itself to a substantial recovery both in its
original form, enhancing its original potential for purposes purely
agricultural, both for processing into multiple housing complex and
fractionated, with the possibility to realize apartments of different
sizes, .

The

farm is in Tuscany, very close to Florence (just 40min from Lungarno
Aldo Moro), and is included in the DOCG Chianti dei Colli Fiorentini
(from the Florentine hills ex Chianti Putto e Chianti Ruffino), in
the area between Florence, Pontassieve, Rufina, Dicomano , Borgo San
Lorenzo, Polcanto, Fiesole. The property is accessed through the
county road to Galiga, from the small village of Doccia (fraction of
Molino del Piano), in the town of Pontassieve. The farm is connected
to 1,5km through the white road via dell'Argomenna (formerly St.
Martin's road) The road is connected to the valley by Acone (Rufina)
and Montebonello (Pontassieve), in the old wine route of the floats,
the vats and bottles. Nearby, there are several companies screws
wineries where you can taste and buy the best wines in the world.
Additional recreational activities offered: riding horses with guided
trekking, numerous CAI paths for walking, a lake for sport fishing, a
wildlife farm for hunting pheasant, partridge, duck and other, also
organizes teams for free hunt hares, wild boars and roe deer. The
small neighboring villages are: Le Sieci, Molin del Piano, Doccia,
Galiga, Pontassieve, Rufina, Montebonello, S.Maria in Acone. These
typical Tuscan surroundings offer the visitor numerous monumental and
characteristic architectural sites, numerous churches and small
museums. During the months of spring, summer and most of autumn, to
coincide with the harvest, they organize parties and numerous
recreational activities.
